Most completed applications are processed the same business day or within 24 hours after all required information has been received.

Many completed applications are approved the very same day.

Rental Qualifications

We review every application individually.

Applicants should generally meet the following guidelines:

• Household income should generally equal at least 2 times the monthly rent. 
• Income must be verifiable. 
• Two months of recent proof of income is required. 
• Background, credit, eviction, and other legally permissible screening information may be reviewed. 
• Maximum occupancy is generally two persons per bedroom. 

Applicants who do not meet every guideline may still qualify based on the overall strength of their application.

Additional security deposit, prepaid rent, or a qualified co-signer may be requested when appropriate.

$49.99 per adult applicant

The application fee is non-refundable because it helps cover third-party screening reports and administrative processing costs.

If the apartment you applied for becomes unavailable before your application is processed, your application can generally be transferred to another available Pro FL Management property.

Security Deposit

Most apartments require a $250 security deposit.

Additional deposits may be required depending on the overall application.

Please review each apartment listing for the exact security deposit.

Estimated Move-In Costs

Most approved applicants should expect to pay:

• First month's rent 
• Security deposit 
• Pet fees (if applicable) 

Standard Move-In Fees

• $205 one-time Move-In Administration Fee 
• $185 one-time Lease Signing Fee 

Housing Voucher Participants

Applicants using Section 8, First Choice Housing, HUD-VASH, or another approved housing assistance program pay the reduced fees below instead of the standard move-in fees listed above.

• $50 one-time Move-In Administration Fee 
• $50 one-time Lease Signing Fee 

Additional deposits, prepaid rent, or last month's rent may be required depending on the overall application.

Pets must:

• Be approved by Pro FL Management. 
• Comply with all applicable laws. 
• Meet our current insurance carrier guidelines. 
• Not present a threat or nuisance to residents or the property. 

A current full-body photo of each pet is required before approval.

Service animals and assistance animals are not considered pets and are reviewed in accordance with applicable Fair Housing laws.

Laundry

Each apartment includes washer and dryer hookups.

A common laundry room is also available next to Unit 1705.

Apartment-size 24-inch stackable washer and dryer sets fit best.

Rental units are available through CSC Service Works.

Please note - due to the opening in the closets the only size that will fit are 24-inch wide apartment size units. If you decide to rent all questions, hook ups, repairs and payments go to CSC directly. Below is a bit about the costs but please reach out to them with any other questions

- 24” stackable sets start at $59.00 per month plus tax.

- One time delivery fee of $35.00.

- One time setup fee of $7.90.

- Insurance at $6.99 is offered but is optional and must be purchased at the time of ordering.

Parking

Parking is conveniently located directly in front of the buildings.

Parking is first-come, first-served.

Visitor parking is also available.

Mailboxes

Community mailboxes are located beside Unit 1737.

Mailbox keys may be obtained by taking your signed lease to the local USPS office and paying their fee.
